Job Summary:

The Property Accountant is responsible for the timely and accurate financial reporting of assigned properties, working directly with Property Management and Asset Management, responding timely and professionally to supervisors, external parties, and senior leadership, and maintaining flexibility for ad-hoc projects that benefit the operations of the company.

Description of Responsibilities:

Property accounting responsibilities:

  • Review of accounts payables, accounts receivables, expense accruals, verifying revenue, operating expense adjustments.
  • Review and approve all payables related to assigned properties.
  • Ensure straight-line rent and operating expense recoveries are recorded properly.
  • Interact with joint venture partners and prepare venture reporting monthly.
  • Close properties monthly, including reconciliation of general ledger accounts to supporting detail on a monthly basis.
  • Assist in annual operating expense audits and joint venture audits.

Company level accounting responsibilities:

  • Assist Asset Managers with quarterly forecasts.
  • Coordinate and assist in preparation of annual budget with property manager.
  • Assist Property Managers as needed.
  • Maintain flexibility and willingness to take on ad-hoc projects as needed.
Requirements

Required Knowledge, Skills, and Abilities:

  • A bachelor’s degree in accounting required.
  • A minimum of 4+ years of accounting experience required.
  • Real Estate experience required.
  • Must be able to read and interpret lease verbiage as it relates to DOE/CAM and real estate tax provisions. •
  • Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint, Outlook, Access, Visio) is required.
  • Responsiveness – Need to perform responsibilities with an acute sense of urgency to meet the needs of others; respond to solve problems; willing to accept a variety of tasks associated with this position.
  • Integrity - Demonstrate sound business ethics; consistently comply with organizational values; protect confidential information.

  • Reliability - Must demonstrate initiative and ability to take on projects that benefit the accounting department or other customers, working outside the core business hours when needed.
